The soil and vent pipe system is one of the most critical elements of any plumbing installation. Get it wrong — wrong pipe sizes, missing venting, or insufficient gradients — and you get trap seal loss, odour ingress, and Building Control failures. This guide covers the full soil and waste pipe system for domestic and light commercial projects, from stack sizing to termination.
Understanding the Two-Pipe System vs Single-Stack
Before the 1960s, most UK properties used a two-pipe system: one soil pipe for WC drainage and one waste pipe for basins, baths, and sinks, each venting separately. Modern construction uses a single-stack system where all sanitary appliances connect to one soil and vent pipe (SVP) that also serves as the main drain vent. Single-stack design relies on precise pipe sizing and branch connection rules to prevent trap seal loss through self-siphonage and induced siphonage.
Pipe Materials and Standards
UK soil and waste systems use PVC-U (unplasticised PVC) pipe to BS EN 1329. The two main systems are:
Ring Seal Push-Fit (PVC-U)
- Most common for new-build and renovation
- Rubber ring seals allow thermal expansion — no solvent welding required
- 110mm OD for soil pipes; 40mm and 50mm for waste branches
- Colour-coded fittings: grey is standard; black for external use in some ranges
Solvent Weld (PVC-U)
- Rigid system with no movement allowance
- Used where vibration, ground movement, or deflection could compromise push-fit seals
- 32mm and 40mm OD common for waste pipe branches

Cast Iron
- Retained in conservation areas and period properties for aesthetic reasons
- Lead joints or modern rubber adapters used for compatibility with PVC branches
- Heavy — requires substantial bracket support at maximum 1.8m centres
Pipe Sizing to BS EN 12056
BS EN 12056-2 (Gravity Drainage Systems — Sanitary Pipework) defines the design discharge unit (DU) method for sizing soil stacks. Each appliance has a discharge unit value based on its flow rate. The total DU load determines the minimum stack diameter.

Minimum Soil Stack Diameter
For domestic use (frequency factor K = 0.5):
- Up to 12 DU: 75mm stack (rarely used in practice)
- Up to 44 DU: 90mm stack
- Up to 112 DU: 110mm stack — standard for all domestic use
- Over 112 DU: 160mm or larger — multi-storey or commercial
Standard UK domestic construction uses 110mm OD soil pipe. This accommodates multiple WCs plus basins, baths, and sinks in a typical 3–4 bedroom property with substantial headroom.
Branch Pipe Sizing and Gradients
WC Branch (110mm)
- Minimum 100mm internal diameter (110mm OD push-fit pipe)
- Maximum unvented length: 6m on a straight branch
- Gradient: 18mm per metre (1.8%) is the recommended minimum
- Connection to stack: use a swept WC branch fitting — never a sharp 90° tee
Washbasin Branch (32mm or 40mm)
- Maximum unvented length on 32mm: 1.7m (self-siphonage risk if exceeded)
- Maximum unvented length on 40mm: 3.0m
- Gradient: 20–120mm/m (2–12%)
- Trap seal depth: 75mm minimum
Bath Branch (40mm)
- Maximum unvented length: 3.0m on 40mm; up to 4.0m on 50mm
- Gradient: 18–90mm/m
- McAlpine or equivalent bath trap with 75mm seal required
Kitchen Sink Branch (40mm or 50mm)
- Maximum unvented length: 3.0m on 40mm; 4.0m on 50mm
- Gradient: 18–90mm/m
- Grease trap recommended on commercial kitchen connections
Shower Waste Branch
- Standard shower tray: 40mm, max 3.0m unvented
- Wetroom linear drains and high-flow trays: 50mm recommended

Soil Stack Connection Rules
Incorrect branch connections are the most common cause of trap seal loss on new single-stack installations.
WC Connection Offset
WC branch connections must not enter the stack directly opposite a waste branch connection at the same height. Minimum vertical offset is 200mm, or use a swept manifold fitting that combines multiple connections into a single entry.
200mm Exclusion Zone at Base Bend
No branch connections within 200mm of the base bend. Connections close to the bend create hydraulic shock and pressure fluctuations during peak discharge that can unseal traps above.
Large Radius Base Bend
Use a large-radius (long radius) 90° bend where the vertical stack transitions to the underground drain. Short-radius bends create velocity changes that generate positive pressure spikes — particularly problematic on stacks serving multiple floors.
Swept Junctions Only
All branch connections to the stack must use swept (angled) fittings — 45° swept branches are standard. Perpendicular 90° tee connections are not acceptable on a single-stack system because they cause turbulence and positive pressure in the stack.
Soil Vent Pipe Termination
The SVP must extend above the roof to terminate open to atmosphere. This prevents positive pressure building in the stack (which would blow trap seals) and negative pressure during drain draw (which would siphon traps). Requirements under BS EN 12056 and Approved Document H:
- At least 900mm above the top of any window or ventilation opening within 3m horizontally
- At least 900mm above the surface of any roof penetration
- Fitted with an open-top vent cage or grille that excludes birds and debris without restricting flow
- No bends or offsets within 300mm of the open termination
Where an open vent cannot be achieved — flat roofs, conservation restrictions, or internal soil stacks — an Air Admittance Valve (AAV) can serve as the stack termination. However, at least one open-vented stack must serve the building and be connected to the underground drain, and the AAV must be approved by Building Control.
Air Admittance Valves on Branch Pipes
Where individual branch pipes exceed maximum unvented lengths, an AAV fitted after the trap admits air to prevent siphonage. Installation rules:
- Must be accessible — inside a cupboard is acceptable, concealed in a ceiling void is not
- Must be installed above the spill-over level of the connected appliance (typically 150mm above basin rim)
- Sized to match branch pipe diameter (32mm, 40mm, or 50mm)
- Cannot be used as the sole venting for the whole stack in a building
Waste Traps — Selection and Minimum Seal Depths
All sanitary appliances must have a trap providing a water seal against sewer gas. Under BS EN 274:
- General domestic use (basin, bath, shower): 75mm minimum water seal
- Appliances on fully ventilated branches: 50mm seal acceptable
- Floor waste gullies: 50mm minimum

Thermal Expansion in PVC-U Soil Pipe
PVC-U expands at approximately 0.06mm per metre per °C. A 4m soil pipe branch with a 20°C daily temperature swing will expand approximately 4.8mm. Manage expansion by:
- Using push-fit ring seal joints — these allow 10–15mm of axial movement
- Fixing with one rigid bracket and remaining brackets as sliding guides
- Installing purpose-made expansion couplings on runs longer than 3m (horizontal) or every 6m on vertical stacks
- Never rigid-fixing both ends of a long run — thermal stress will crack fittings at the most vulnerable point
Pipe Support and Fixings
Soil and waste pipes must be adequately supported to maintain gradient and prevent sagging. Recommended bracket spacing:

Access and Rodding Points
Approved Document H requires rodding access at changes of direction greater than 45° on underground drains, and strongly recommends access on above-ground soil runs. Use:
- Rodding eye (sealed cap on branch fitting) at top of stack — useful for rodding downward through blockages
- Access pipe with screwed cap on horizontal branches where bends are present
- Inspection chamber at base of stack before connection to underground drain
Access points must remain accessible in finished buildings — do not box in or tile over without an access panel.
Connecting to the Underground Drain
The above-ground soil pipe connects to the underground drain system via an inspection chamber or via a direct connection using a flexible boss pipe. Key points:
- The connection must be below the damp proof course (DPC) level
- Use a flexible drain connector to accommodate settlement differential between building structure and drain
- Never connect directly into the crown of a drain — use a branch connection at 45° in the direction of flow
- Ensure the underground drain is sized for the total discharge from above-ground stack plus any ground-floor gullies
Testing the Soil and Waste System
Before completing a first fix or finishing, pressure test the soil and waste system per BS EN 12056:
- Air test at 38mm water gauge: Seal all outlets (use inflatable test plugs or drain plugs), connect an air pump, pressurize to 38mm WG, and hold for 3 minutes with no more than 6mm pressure drop.
- Smoke test: Alternative to air test — useful for finding hairline cracks in complex fittings.
- Functional (flow) test: After installation completion, discharge all appliances simultaneously to confirm stack drainage is clean and trap seals are retained.
Common Failures and How to Avoid Them
