Roof drainage is one of the most overlooked aspects of building maintenance, yet blocked or failed guttering causes damp penetration, fascia board rot, foundation erosion, and basement flooding. This guide covers the specification, sizing, installation, and maintenance of UPVC guttering and rainwater drainage systems for UK residential and commercial properties.

Guttering System Components

A typical UPVC guttering system consists of:

  • Gutter sections — the horizontal channels that collect rainwater from the roof
  • Stop ends — cap the open ends of gutter runs
  • Union brackets / gutter joiners — connect gutter lengths with a watertight seal
  • Running outlets — direct water from the gutter into the downpipe
  • Fascia brackets — support the gutter and set the correct fall
  • Downpipes — vertical pipes that carry water from outlet to drain
  • Downpipe clips / brackets — fix downpipes to the wall
  • Bends and offsets — navigate corners and wall setbacks
  • Hopper heads — collect water from multiple downpipe sources
  • Rainwater shoe / gutter shoe — directs water away from the wall at ground level

Gutter Profiles and Sizes

UPVC guttering is available in several cross-section profiles. The most common in the UK are:

Half-Round Gutter

Traditional rounded profile — the most common type on older UK housing stock. Standard sizes:

  • 75mm — small outbuildings, sheds
  • 112mm — standard domestic (the most common UK residential size)
  • 150mm — commercial, large roof areas

Square / Rectangular Gutter (Ogee / K-Style)

Flat-backed profile designed to mount flush against the fascia board. Has greater hydraulic capacity than half-round gutters of the same nominal size. Common on newer housing developments.

  • 114mm × 86mm — standard domestic
  • 136mm × 98mm — larger roof areas

Deep Flow Gutter

Deep U-shaped profile with high capacity — used on roofs with large catchment areas or in areas of heavy rainfall. Less common on residential but widely used on commercial/industrial buildings.

Downpipe Sizes

  • 68mm round — standard domestic, pairs with 112mm gutter
  • 110mm round — large roofs, commercial
  • 65mm × 65mm square — modern square-profile systems

Sizing the System: Rainfall Calculations

Correct guttering sizing requires calculating the effective roof area that drains into the guttering system and matching this against the hydraulic capacity of the chosen gutter profile and gradient.

Effective Roof Area

The effective (or design) roof area is the plan projection of the roof catchment area plus half the vertical elevation area (for pitched roofs, wind-driven rain hits the vertical face too). For a simple domestic semi-detached house, the effective area draining to one side is typically 40–80m².

BS EN 12056-3

The European standard BS EN 12056-3 covers sizing of roof drainage systems. For most domestic UK work, the design rainfall intensity is taken as 75 mm/hour (used for most of England and Wales) or 100 mm/hour (Scotland and parts of Northern Ireland — check local authority guidance).

As a practical guide for residential work:

Fall and Gradient

Gutters must be installed with a fall towards the outlet to ensure water drains rather than ponding. The standard minimum fall for UPVC guttering is 1:600 (approximately 1mm fall per 600mm of run). Steeper is better — 1:350 is common on shorter runs.

In practice, for a 6m gutter run at 1:600, the outlet end should be 10mm lower than the high end. Use a string line with a spirit level and packers under the fascia brackets to set the correct gradient before fixing.

Excessive fall makes guttering look visually wrong and water may shoot over the outlet in heavy rain. Keep to the 1:600 to 1:350 range.

Installation: Step by Step

1. Fix the Fascia Brackets

Mark a chalk line or string line along the fascia at the correct height — typically the gutter lip should sit just below the line of roof tiles so water from the roof flows into the gutter rather than behind it. Space fascia brackets at maximum 600mm centres for standard 112mm guttering (check manufacturer's specification — some require 500mm centres).

Fix brackets with 50mm stainless steel screws into sound fascia timber. If fascia boards are rotten, renew them before fitting the guttering system — this is a common oversight that leads to premature gutter failure.

2. Install the Stop Ends and Outlets

Position outlets directly above the downpipe locations — typically at a corner, or at the end of a long run. Clip stop ends onto the closed ends of the gutter.

3. Run the Gutter Sections

Snap gutter lengths into the fascia brackets. Connect sections with union joiners, ensuring the rubber seal is correctly seated and the gutter overlaps in the direction of flow (so water flows over the join, not into it). Allow for thermal expansion: UPVC expands and contracts significantly with temperature changes — leave the expansion gap specified by the manufacturer (typically 6mm per joint).

4. Fix the Downpipes

Connect the downpipe to the outlet with a short length of downpipe and a bend/offset if required. Fix downpipe clips to the wall at 1.8m maximum centres — 1.2m for exposed locations. Downpipes should terminate into a trapped gully, a rainwater hopper, or a soakaway system. Never discharge onto a public footpath.

5. Test the System

Test with a hosepipe — check all joints are watertight, water flows freely to the outlet, and there are no pools. Any ponding indicates incorrect fall or a sagging bracket.

Connection to Drainage

Rainwater from downpipes can be discharged to:

  • Soakaway — the preferred option where ground conditions allow. A soakaway pit (or modern crate soakaway) allows water to percolate into the ground. Must be sited at least 5m from any building. See surface water drainage for soakaway sizing.
  • Combined sewer — older properties may connect rainwater to the foul sewer (combined system). This is no longer permitted for new connections without building control approval.
  • Separate rainwater sewer — many modern estates have separate storm sewers. Connect to these where available.
  • Rainwater harvesting — redirect downpipe to a water butt or underground cistern for garden use. Requires an overflow back to the drainage system.

Maintenance and Common Problems

Blocked Gutters

The most common problem — leaves, moss, and debris accumulate in the gutter and block outlets. Regular clearing (at least annually, more often near trees) is essential. Gutter guards/mesh can reduce but not eliminate maintenance.

Sagging Gutters

Caused by failed fascia brackets, rotten fascia board, or incorrect initial installation. Water ponds at low spots and overflows at the outside face. Fix by replacing brackets and resetting the fall.

Leaking Joints

Rubber seals in UPVC gutter joints degrade over time (typically 20–30 years). Replacement seals are available for most profiles. Clean the joint, dry thoroughly, and press in new seal. If the joint is cracked or split, replace the union joiner.

Downpipe Blockages

Usually caused by leaf debris at the outlet or where the downpipe bends. Use a drain rod, compressed air, or a downpipe clearing kit. Fit a balloon (spherical) downpipe filter at the top of the downpipe to prevent debris entering.

UPVC Degradation

UPVC guttering has a typical service life of 30–50 years. UV exposure causes gradual embrittlement — guttering becomes chalky and eventually cracks. Full replacement is the only remedy at end of service life.

Connecting to Underground Drainage

Where the downpipe connects to an underground drainage system, a trapped gully should be used to prevent sewer gases from escaping. Lead Alternatives and Heritage Work

On listed buildings or in conservation areas, UPVC systems may not be appropriate. Cast iron guttering (or modern cast iron effect aluminium) is the traditional specification. Cast iron must be painted inside and outside to prevent corrosion, and joints sealed with a non-setting mastic. Where lead flashings or hoppers are present, these must be maintained — Leadax or Code 4 sheet lead is the appropriate repair material.
