An air admittance valve (AAV) allows air into the drainage system to prevent trap siphonage, without requiring a full open vent pipe through the roof. How an AAV Works
Drainage traps rely on a water seal — typically 25mm for kitchen sinks or 50mm for WCs — to block sewer gases from entering the building. When discharge flows through a branch or stack, it creates negative pressure (suction) that can pull the water seal dry. This is trap siphonage.

Types of AAV
Branch AAVs (Mini AAVs)
Branch AAVs are compact valves, typically 32mm or 40mm, fitted to individual branch pipes from sinks, basins, and baths. Studor Mini-Vent and McAlpine WC-BOSS90 are common examples.

Stack AAVs (Large-Diameter AAVs)
Stack or large-diameter AAVs are fitted to the top of internal soil stacks in place of an open vent. They handle higher air volumes from multiple appliances discharging simultaneously. Durgo valves and Studor Maxi-Vent are the most widely used types in UK residential work.
- Available in 75mm, 90mm, and 110mm diameters to match soil pipe
- Must be located at least 200mm above the highest branch connection to the stack
- Must be in a ventilated space — not sealed in a cupboard or loft void with no air supply
- At least one open vent must be maintained elsewhere on the system at all times (AD H Clause 1.36)
Studor Vents vs Durgo Valves
Both are AAVs that open under negative pressure and close by gravity. Key differences:
- Durgo (Hepworth / Wavin): Cylindrical body, widely specified by architects and housebuilders. Push-fit connection. Available 40mm (branch), 75mm, 82mm, 110mm.
- Studor Mini-Vent / Maxi-Vent: Studor's own technology uses a multiple-membrane design for reduced cracking pressure. Popular for retrofit where access is limited.
- McAlpine AAVs: Widely available through merchant counters. Bayonet or solvent-weld connections. Good for 32mm–40mm branch applications.
Regulatory Compliance: When Can You Use an AAV?
Building Regulations Approved Document H (2002 with 2010 amendments) permits AAVs under the following conditions:
- Not the sole means of ventilation: The drainage system must retain at least one open vent pipe discharging to atmosphere (typically at the top of the main external stack). An AAV cannot replace the open vent on a fully enclosed system.
- Position: Fitted above the flood level of all connected appliances, in a location that remains accessible.
- Ventilated space: The AAV must be in a space with sufficient air movement. A sealed void or cupboard without ventilation is not acceptable.
- Product standard: AAVs must comply with BS EN 12380. Look for this mark on the product packaging or data sheet.
- Not in Scotland or some conservation areas: Scotland has its own Building Standards and some local authorities in England restrict AAVs where traditional open vents are preferred on heritage buildings.
For loft conversions, extensions, and internal WC branches, AAVs are generally the correct and cost-effective solution provided the above criteria are met. Check with building control on new-build projects where Part H compliance is formally inspected.

Stack AAV Sizing
A stack AAV must be sized to match the stack bore:
- 110mm stack: Use a 110mm Durgo or Studor Maxi-Vent. Do not reduce — air flow capacity drops sharply on undersized valves.
- 75mm or 82mm stack: Match AAV to pipe diameter. 75mm Durgo valves are available for older push-fit stacks.
Where two or more AAVs serve the same stack, they should be the same type to avoid pressure imbalances. Avoid mixing branch and stack AAVs on the same vent leg.
Installation: Step-by-Step
Branch AAV Installation
- Cut the branch pipe square, 200–300mm above the trap outlet (or as high as practical above flood level).
- Clean, deburr, and dry the pipe end.
- Apply push-fit connector or solvent weld as appropriate for the AAV model.
- Orient the AAV vertically (or within 15° of vertical per manufacturer's data). Horizontal fitting is not permitted — the valve must close under gravity.
- Ensure the AAV is accessible — do not enclose in a permanently sealed panel.
Stack AAV Installation (Internal Stack)
- Fit the AAV at the top of the stack, minimum 200mm above the highest branch connection.
- Use a standard push-fit boss or solvent weld socket to connect to the stack pipe.
- Ensure the AAV body is in a ventilated space (roof void with eaves vents, or accessible cupboard with grille).
- Verify the system still has one open vent to atmosphere — typically via the external stack or a separate external vent terminal.
- Test by running multiple appliances simultaneously. Listen for gurgling at traps — if present, the AAV may be undersized, positioned incorrectly, or the valve may have failed.
Common Installation Faults
- AAV sealed in an unventilated void: The valve needs free air to work. Sealed ceiling voids with no air path will cause the valve to behave as if it's in a vacuum — it won't open properly and pressure equalisation fails.
- AAV fitted horizontal or inverted: The closing mechanism relies on gravity. Horizontal installation prevents the valve seating correctly and allows sewer gases to escape.
- No open vent remaining: Fitting an AAV on the only vent point of the system is non-compliant. The system must always have one open atmospheric discharge point.
- Wrong-size AAV on stack: A 40mm branch AAV on a 110mm stack restricts air flow below what the stack demands, causing trap siphonage even with the AAV fitted.
- AAV inaccessible for maintenance: Building regulations require AAVs to be accessible for inspection. Plasterboard panels should include access hatches.
Maintenance and Fault-Finding
AAVs are low-maintenance but not maintenance-free. The internal membrane or diaphragm can stiffen, crack, or accumulate debris over time.
Symptoms of a failed AAV:
- Gurgling at traps when appliances discharge (valve not opening — insufficient air)
- Sewer smell entering building (valve not closing — gas bypass)
- Intermittent trap emptying without discharge (pressure fluctuations from partial valve failure)
Inspection and replacement:
- Remove the AAV and check the membrane visually for cracks, distortion, or deposits.
- Test manually — the valve should open freely with light negative pressure and close cleanly under gravity.
- Clean the valve seat. Mineral scale or debris can prevent full closure.
- If the membrane has failed, replacement is typically cheaper than repair. AAVs cost £5–£30 depending on size — replacement is always worthwhile on a system that has been fault-finding for some time.

For most 1–3 storey residential work, AAVs are a practical, code-compliant solution that avoids roof penetrations. For new build housing or multi-storey, specify open vent stacks as primary ventilation and use AAVs only for branch isolation.

For a typical loft conversion WC and basin installation:
- Stack: Durgo 110mm AAV — fits standard 110mm soil pipe, push-fit connection, widely available through merchant counters
- Branch (basin / sink): McAlpine AAV-32 or AAV-40 — specify to match trap outlet size; solvent weld or push-fit options available
- Branch (washing machine standpipe): Studor Mini-Vent 40mm — compact body suits tight spaces behind appliances
Always specify BS EN 12380-compliant product. Non-compliant imported AAVs may not close reliably — sewer gas infiltration is both a health risk and a Building Control failure point.
Specification Notes for New Build and Notifiable Work
Where drainage work is notifiable under Building Regulations (new dwellings, material change of use, or drainage affecting more than one appliance in most areas), AAV installations should be:
- Shown on drainage drawings submitted to Building Control
- Accompanied by confirmation of at least one open vent point on the system
- Accessible for inspection at first fix stage (before plasterboard)
Self-certification is available under Competent Person Schemes (e.g., NAPIT, CIPHE) for drainage work on existing dwellings. Notify building control for new dwellings and extensions.
